Cottage Rental Policies

The following terms, conditions, and policies have become necessary to ensure that your stay with us is as enjoyable as possible for all guests and is implemented based on previous guest history. We ask that all of our guests at Edgewater Resort treat the cottages as they would their personal home and use a common sense approach regarding our policies as outlined below.

Deposits:

For dates other than holidays and special events, a deposit equal to one night's stay is required to make a reservation and will be charged to the credit card provided. ***If the reservation is made within 10 days of the arrival date, the full charges will be applied to your credit card. The balance is due upon check-in. We must have a credit card on file to make a reservation.

For holidays and special events, 50% of the total reservation charges is due at time of booking.

Cancellation Policy:

For dates other than holidays and special events: If for some reason you should need to cancel your reservation, please contact us ten (10) or more days prior to your arrival date, and we will be happy to refund the deposit amount, less a non refundable $25 reservation fee. Cancellations made within ten (10) days of the arrival date will forfeit a minimum of one night's stay. Spa appointment cancellations require 48 hours notice from appointment time or 100% of the fee will be charged.

For holidays and special event dates: NO REFUNDS will be issued for cancellations of Special Dates or Holiday Reservations. Full charges for the entire stay will be applied to your credit card if you must cancel. Special dates and holidays include but are not limited to: Kentucky Oaks, Kentucky Derby, Thunder Over Louisville, Fourth of July and the weekend before or after, the weekend of Memorial Day, the weekend of and weekend before Labor Day, the week of Breeder's Cup, the weeks of FEI World Equestrian Games, Thanksgiving, Christmas, New Year's, and other special event dates.

Check-In Time

Check-in for guests is no earlier than 4:00 pm Eastern Standard Time, Sunday through Thursday: 4:00 pm-5:00 pm. Please do not attempt to check in any earlier. Guests may check in at the front office. If you require a late check-in, please notify us as soon as possible so that arrangements may be made. If you do not arrive by the stated closing times for the appropriate day as listed above and have not notified us, your reservation will be canceled, and full charges will be charged to your credit card on file.

Check-Out Time:

Check-out is at 11:00 am.

Age Requirement:

Anyone making a reservation must be 23 years of age or older. A person 23 years of age or older must be present during the stay at all times.

Smoking Policy:

All Edgewater cottages are non-smoking. Upon request, an outdoor ashtray can be provided for you to smoke outside on the porch or deck of the cottage. Please dispose of cigarette butts, ashes, and matches in ashtray or garbage container. If smoking is detected in the cottage after your departure, a minimum fee of $500.00 will be applied to your credit card on file.

Pets:

Edgewater is pleased to offer 2 two-bedroom cottages and 1 3-bedroom pet-friendly cottages. Pets must be authorized in advance. Reservations requiring accommodations for pets must be made by calling the Resort Reservation Department. We do not accept reservations with pets made online. A maximum of 2 small pets are allowed. Cats are not permitted. For reservations accommodating pets, an additional pet cleaning fee of $75.00/ PER PET will be applied to your reservation total. If damages caused by your pet(s) are discovered or excessive cleaning is required upon your departure, additional charges will be applied at the discretion of Edgewater’s management. If unauthorized pets are detected in a cottage, a minimum of $300.00 will be applied to your credit card on file. Dogs must be leashed at ALL times, including, but not limited to, service animals. Pet owners are required to pick up after their pet, or an additional cleaning fee will be applied to the credit card on file. Pets are not permitted in the pool, the pool area, or on the outside Bistro patio. Edgewater reserves the right to ask a guest to leave without a refund if these policies are not followed.

Cottage Occupancy:

Each cottage has its own maximum occupancy based on the number of beds in the cottage you are reserving. If additional guests are discovered above the cottage's stated occupancy, additional charges will be applied to your credit card on file. If the cottage you are staying in provides a pull-out twin trundle, you may request trundle sheets in advance, and a $10 linen fee will be added to your reservation total. We request that guests visiting your cottage depart no later than 10:00 pm to respect other guests.

Outside Guests:

Each cottage may have up to four (4) visitors during the day, except during Holidays such as Fourth of July, Memorial Day weekend, etc. Authorization for all cottage visitors must be obtained IN ADVANCE from Edgewater’s Guest Services Department. Cottage visitors must check in at the front office to receive a yellow visitor’s pass, or you may check them in and obtain passes for them. If you would like to have additional visitors above the 4 visitor maximum during your stay, you must make advanced arrangements with Guest Services. Additionally, at times of high occupancy levels, cottage visitors may not be allowed access to the resort pool area. This is to ensure the safety and enjoyment of all Edgewater guests.

Parking Policies:

A maximum of (2) cars are allowed to be parked at each cottage. Parking on the grass or in cottage yards at any time is not permitted. If you do park in the grass or yard, you will be asked to move your vehicle immediately or pay a $50 fee. Additional cars and all boats must be parked at the office parking lot with advanced arrangements made with the front desk. NO RECREATIONAL VEHICLES, TENTS, OR CAMPERS ARE ALLOWED on the premises. All boats must park at the front office’s parking lot in the designated area.

Internet Services:

Edgewater’s Wireless Internet Service is complimentary and not guaranteed. In some cases, computers will have protective firewalls that do not allow them to access the resort’s internet service. Regardless of the various reasons, internet service is not guaranteed.

Fireplace:

During the warmer months, March 31st through October 30th, the gas fireplaces are not operable to conserve energy. After October 30th, the tanks are filled by the propane provider only one day per week. If the fireplace is crucial to your stay, please advise when making the reservation; otherwise the fireplace may not be operable during your stay.

Quiet Time begins at 10 pm.

Activity Waiver:

ACCIDENT WAIVER AND RELEASE OF LIABILITY
By choosing to use the complimentary recreational equipment, various activities, and pool facilities at Edgewater Resort, such as canoes, bicycles, spa, pool, etc. I represent and ensure that I am at least eighteen (18) years of age or my parent and guardian is 18 years of age, and that I am physically and mentally able to participate in use of the recreational facilities. I agree that in the event I do not have experience or knowledge of how to use or participate in the recreational activity I have elected to use or participate in, it is my responsibility, and no one employed by Edgewater Resort or Premier Resorts, LLC. have orally, or otherwise, instructed me or trained me on how to use the equipment or activity, and that I do so at my own risk. I understand that no representatives of Edgewater Resort or Premier Resorts, LLC. have represented themselves to be “experts” or “authorities” of any activity or equipment that I have elected to use or participate in. I understand that Edgewater Resort, a Premier Resorts, LLC. Development, their shareholders, members, directors, officers, employees, volunteers, advisors, representatives, independent contractors, agents, assignees, and the property on which the Resort is located cannot be held responsible in whole or in part for any accidents, illness, or injuries resulting in medical, dental, or other expenses incurred by me from participation in any of the Resort’s recreational activities or use of equipment, facilities, or activities. I hereby release each of the above named parties from and against any and all claims, costs, or liabilities for injuries incurred by me while at the Resort or while participating in any activities of or related to the Resort. I agree to assume full and complete responsibility for any and all medical bills arising from my participation in the activities of the Resort and hereby agree to indemnify and hold the aforementioned parties harmless from any and all liability associated with my participation at the Resort or in Resort functions, including all costs and fees incurred by the aforementioned parties. By signing the Waiver and Release agreement, I acknowledge that I HAVE READ AND FULLY UNDERSTAND AND AGREE TO ALL OF ITS TERMS AND CONDITIONS PRIOR TO ENGAGING IN ANY ACTIVITIES INCLUDING USE OF THE POOL AT THE RESORT. I further state that I have executed this waiver and release voluntarily and with full knowledge of its significance to be binding on me, my heirs, executors, administrators, and assigns.

By arriving at Edgewater Resort at Taylorsville Lake, you hereby accept the terms above stated.

Cottage Checkout Procedures:

• Please leave the cottage in the condition you found it upon check-in. If not, additional cleaning fees may be applied.

• Clean out the refrigerator and freezer.

• Load dirty dishes and start the dishwasher, otherwise you will be charged $25.

•Put all trash in the garbage bags provided in the kitchen waste basket and place outside on curb.

Because of the wildlife, DO NOT PUT TRASH OUT AT NIGHT.

• If you have moved any indoor or outdoor furniture, put it back in its original location. Otherwise you will be charged $50 per item. This is regarding the placement and location of the furniture. If a dining room chair is not carefully placed back to the table, you will not be charged. However, if for example, the upstairs recliner is in the downstairs living room, and you don't put it back, you will be charged $50 per recliner.

• Turn off all lights

If during your stay, you are found to be violation of any of these policies or for any other reason deemed necessary by management, Edgewater reserves the right to ask you and/or your guests to leave immediately without a refund.

Edgewater terms and rates are subject to change without notice. Edgewater Resort reserves the right to modify, revise, or cancel any reservation that it may deem to be not in its or the guest’s best interest.

Hot Tub Policies:

Hot tubs are cleaned and chemically sanitized prior to each guest’s arrival. Because the hot tubs may be filled prior to each guest stay, the water may not be warm until the night of your arrival. Your hot tub temperature has been set between 100-104 degrees prior to your arrival, and appropriate temperature and settings have been verified by a member of management today. For your convenience, a hot tub instructional card has been included in your arrival envelope.

When the hot tub is not in use during your stay, please leave the cover on so the hot tub will maintain its temperature and debris will stay out. If you press any buttons or leave the cover off for an extended period of time and your hot tub becomes unusable, no refunds will be given. DO NOT STAND OR SIT ON THE HOT TUB COVERS. They will break. Please note that hot tub covers are fragile and have a replacement cost of $350.00. The cover has been inspected prior to your arrival. In the event that the hot tub cover is discovered to be damaged after your departure, your credit card on file will be charged.

In the event that the hot tub cover is left off and the temperature decreases, buttons are pressed and the hot tub loses temperature resulting in the hot tub being in “Economy Mode” (EC), or any type of service requiring a member of the Edgewater Staff to service hot tub, a $25 service fee will be charged to your credit card regardless of the temperature not having enough time to rise.

There are health risks associated with the use of hot tubs. Use with discretion and at your sole responsibility. Please shower before using the hot tub as some body lotions/etc. mixed with the hot tub chemicals can cause a rash on your skin or cause the water to foam.

General Maintenance Issues:

As in any home, appliances, hot tubs, A/C and heating units, satellite TV, fireplaces, etc. may malfunction on occasion, and, while we cannot offer refunds or discounts for such malfunctions, we will make every effort to correct any deficiencies as soon as possible during regular business hours (M-F/ 9:00am-5:00pm). Please report all maintenance issues immediately within 30 minutes of check in. Premier Resorts, LLC. is not responsible for damages (physical or property) to items from amenity malfunctions. Edgewater Resort at Taylorsville Lake, a Premier Resorts, LLC Development, assumes no responsibility for any occurrence associated with hot tub or jetted tub usage.

By arriving to check in at Edgewater Resort, you are agreeing to the terms and conditions as set forth within these guidelines.
